Mr. Riley serves as Project Manager and Senior Electrical Engineer. He is also a principal of the firm. He has considerable experience in the design of power distribution, security, fire alarm, energy management, technology, lighting, sound, generator installations, uninterruptible power systems, and other building and site related electrical systems.

Columbus Commons – Mixed Use Project

PM/EE – The project consists of three (3) six story residential buildings with retail shell space located on the first floor of each building. The total interior area of all buildings is 303,540 sf. All living units are apartments with a mix of studio 1 & 2 bedroom flats and 2 floor town homes. There will also be a tunnel connector to the parking garage, swimming pool, fitness center and clubhouse type space. $35,000,000. 2012.

Flats on Vine II – Residential Development

PM/EE – Nationwide Realty Investors is developing the next phase of the Flats on Vine Apartment Project in the Arena District. The building site is on the east side of Neil Avenue between the railroad and Brodbelt. The building is 5 stories in height and approximately 22,000 sf per floor. The total building size is approximately 110,000 square feet and will include 120 units. Each unit type includes a balcony. There are no amenities included in the development other than a small amount of on grade parking. $14,000,000. 2012.

Apartments at the Yard

PM/EE – Grandview Yard is a mixed-use development with dining, residential living, and office space. The development is located at the intersection of Olentangy River Road and Goodale Boulevard in Grandview Heights, Ohio. The master plan includes 600 – 800 residential units. The first phase of the residential project scope consists of a new 156 unit apartment complex with a mix of unit types arranged in three (3) four story structures (total 192,000 sf). Apartment units have an outside patio space or an exterior balcony. The development includes a clubhouse and outdoor pool. $20,000,000. 2012.

Broad & High Multi-Use Project

EE – The project was designed in two phases. Phase 1 consisted of a new six story office/retail building located west of the existing building located at 8 East Broad Street. The building is located west of the existing building on the site of the existing Roy’s Jewelers Building, which was demolished. Only the building shell and core areas for the new building were finished initially. Phase 2 consisted of the renovation of the existing 16 story building located at 8 East Broad Street. The first floor of the existing building was renovated for a future retail tenant. The second through fifth floors were renovated for future office use. Floors 6 through 16 were renovated into condominiums. The building has a 2,400 sf floor plate. A new stair tower and elevator were added in the existing building. $12,000,000. 2008.

The Condominiums at Northbank Park

EE – The project scope consisted of the adaptive reuse of the existing five story 125,000 sf Bundy Building and a 20 story condominium tower addition. The footprint of the tower is approximately 12,000 sf. The ground level of the existing building is used for parking, the second through fourth floors was converted to a mixed use of loft style condominiums and parking and the top level was used exclusively for condominiums. A water source heat pump HVAC system was provided and exhaust heat recovery was utilized to reduce energy needed to condition outdoor air. $38,000,000. 2008

Flats on Vine Residential Development

PM/EE – Two (2) four level “U” shaped apartment buildings. The lower level of each is used as a garage for resident parking. The buildings have a total interior finished area of 130,584 sf and 156,608 sf, including common areas and lower level garage. There is a combined total of 228 apartment units consisting of seven (7) different one and two bedroom unit types. There is also a two level 1,900 sf Clubhouse and Leasing Building. $30,000,000. 2010.

Arena Crossing Apartments – Nationwide Realty Investors

EE – Apartment complex located in the Columbus’ most vibrant urban neighborhood — the Arena District. Arena Crossing is within walking distance of Nationwide Arena, the North Market, Short North, Victorian Village and several parks. The development consists of two new ten story residential buildings with 180 one and two bedroom apartment units. Building A has a retail component located on the first level. A three level parking garage was constructed below both buildings. An emergency generator and stairwell pressurization system were provided. $28,000,000, 2005.

Burnham Square Condominiums – Arena District

PM/EE – The project consisted of a three structures. The “Garage Condo” is an eight story, 70,209 sf building with a 13,357 sf parking level located on the east side of the Neil Avenue Parking Garage. The “Tower Condo” is and eight story, 127,660 sf building with a 25,500 sf parking level that is free standing. The Pavilion is a small free standing building to house the emergency generator, water service equipment, fire pump equipment and other miscellaneous campus MEP system components. $25,000,000. 2006.

Cannonsport Marina Condominiums

EE – Palm Beach Shores, Florida. Five (5) new four-story residential buildings with a total of 36 upscale units. The ground floor of each building was used primarily for parking and also has an enclosed elevator lobby. The ground floor of Building One included a fitness center and resident storage areas. The ground floor of Building Two has a storage area and the ground floor of Building Three has a maintenance shop and marina storage area. The property also features up to 64 boat slips for 30’ to 100’ vessels located in Lake Worth and only minutes from the Lake Worth Inlet to the Atlantic Ocean. $21,000,000. 2008.

Creekside Development – Gahanna, Ohio

QC – The project scope consists of three mixed use buildings located adjacent to Big Walnut Creek in Gahanna, including Building “A” – 135,000 square feet with retail on the first floor and apartments on the upper floors; Building “B” – 41,475 square feet with retail on the first floor and shell office space on the upper two floors; Building “C” – 44,000 square feet with retail on the first floor and shell office space on the upper two floors; Parking Garage – 115,000 square foot, 311 car parking garage located below all three buildings. 2006.
